Improper Disposal of Grease, Food Waste, and Sanitary Products

Dear Community Member ,

This notice serves as a reminder and a necessary clarification regarding ongoing issues with the plumbing systems at Villas del Sol (VDS).

Per VDS regulations and the City of Orlando Environmental Division, the following items must not be disposed of via toilets or drains:

• No sanitary napkins, tampons, or towelettes in toilets

• No oil, grease, or food waste in kitchen sinks or garbage disposals

Despite repeated notices, we continue to experience recurring plumbing issues, often affecting the same buildings. These service calls are not only disruptive but are placing an unsustainable financial burden on the community’s limited resources.

Most residents claim they are not responsible. However, the evidence suggests that some units are not complying with these rules. As a result, the VDS Board of Directors has adopted a new cost-sharing policy:

Effective immediately, any plumbing service required due to clogged sewer lines will be equitably billed to all four units in the affected building. Each unit will be charged one-fourth of the total plumbing invoice, which typically averages around $80 per unit plus additional charges if applicable.

It’s important to note that clogs may originate from any floor, but are often only noticed in lower units. This policy is intended to hold all residents accountable and prevent further violations.

To avoid being charged:

• Do NOT pour grease or oil into any kitchen sink.

• Do NOT put food waste (e.g., rice, vegetables, onion peels, etc.) down the sink or garbage disposal.

• DO NOT use the garbage disposal at all.

• All leftover food should be placed in a plastic bag and disposed of in the trash bin.

• Used oil or grease should be stored in containers provided by Ángel, who will collect and dispose of them properly in accordance with county guidelines.

For owners or property managers leasing units, it is your responsibility to clearly inform your tenants of these rules and the consequences of violating them. Repeated infractions will directly result in costs to those units involved.

Your cooperation is essential in protecting our community from unnecessary expense and plumbing issues. Thank you for your attention to this important matter.
